Every argument about an annual maintenance contract happens after the fact, and it is almost never about the price. It is about scope.
The homeowner believed the plan covered the thing that broke. The contract said otherwise, in a clause nobody reread since signing. Unit counts, not just services
The commonest surprise is not a missing service. It is a cap on how much of it you get.
Air conditioning coverage is written per unit. On the European Technical apartment tiers, Essential at AED 1,499 per year covers servicing twice yearly for up to four units, Premium at AED 2,499 covers three services for up to six, and only Platinum at AED 3,999 is written as unlimited units.

A four bedroom apartment with six splits is a different purchase to a one bedroom with two, and the cheapest tier stops being cheap the moment you exceed its cap.
Repairs versus inspections
An inspection is a look. A repair is a fix. Many contracts include the first at every tier and the second only from the middle tier up.
On the entry tier here, plumbing and electrical inspections are included once a year each, while minor repairs found during them are billed as extra work at a 10 percent discount. Premium includes minor plumbing and electrical repairs. Platinum adds air conditioning repairs to that.
Ask one question in writing: what counts as minor. That single word carries most of the difference between the tiers, and no provider defines it identically.
The standard exclusions
Dubai annual maintenance contracts typically exclude several categories that buyers assume are included. Painting and household appliance repair are normally outside scope and should be confirmed in writing. Pest control is a top tier inclusion rather than a standard one, appearing once yearly on the European Technical Platinum plan at AED 3,999 per year and on neither cheaper tier. Air conditioning coverage is capped by unit count on the lower tiers, at four units on Essential and six on Premium, with unlimited units only on Platinum. Emergency response times are tier bound, at four hours on Essential with hotline access only, two hours on Premium and one hour on Platinum. Additional work outside scope is discounted rather than free, at 10, 20 and 30 percent by tier. Villa plans are quoted individually from AED 2,999 per year rather than sold at a published tier price.
The clauses that decide what happens when you want out
Scope is only half the document. The other half is exit.
The terms published here are a 14 day money back window, and cancellation permitted any time after six months with 30 days notice and a prorated refund. Whatever provider you use, get those three numbers before you pay for a year upfront.
Also ask what happens when a part has to be ordered, and whether the return visit carries a second charge. European Technical states parts return visits inside 24 to 48 hours with no callout fee for contract holders, and that is a fair benchmark to hold others to. Common questions
Is painting included in a Dubai maintenance contract?
Assume not. Painting appears in general maintenance marketing across this market but is rarely a contractual inclusion, and it is not part of the published tier scope here. If a provider tells you painting is covered, get the frequency, the area limit and the finish written into the contract.
Are household appliances covered?
Normally not. Washing machines, ovens, fridges and dishwashers sit outside standard home maintenance scope, which is built around air conditioning, plumbing and electrical systems. What happens if I have more AC units than my tier covers?
