Urbanspace Property Group is currently looking for a talented
individual to take on the full-time position of Building Operator.

POSITION DETAILS:

The Building Operator will report directly to the Property Manager and
will be responsible for the day to day operations of the Building. The
ideal candidate works well in a team based environment and is
self-motivated and detail-oriented. The candidate must be organized
and have proven capabilities in multi-tasking, problem solving and
prioritizing workloads. Experience in heritage and commercial property
management is an asset.

DUTIES:
• Work closely with the building maintenance staff;
• Respond to issues found in daily rounds and log readings;
• Complete minor maintenance and repairs as required;
• Develop and maintain positive working relationship with staff,
tenants and contractors;
• Respond to after hour calls and /or emergencies, as needed;
• Perform general building maintenance/repairs;
• Participating in corporate occupation health and safety program;
• Knowledge of WSIB, WHMIS, Health & Safety standards and Ministry of
Labour policies and procedures;
• Perform and complete all assigned duties & responsibilities with
minimum supervision as per agreed schedule;
• Stay current and up-to-date with new industry practices and
legislative changes;
• Ensure signage and lighting is in good working condition;
• Respond to and assist with seasonal building requirements, including
snow clearing, seasonal decorating etc;
• Be familiar with all aspects of the building operations including
but not limited to HVAC, mechanical, electrical, plumbing, life
safety, etc. and ensure all equipment and systems are operated in a
safe and efficient manner and are in compliance with all applicable
government codes & regulations;
• Conduct inspections on all site mechanical, electrical, and HVAC
systems and related equipment including but not limited to water
treatment, boilers, heat pumps, roof top units, air conditioners, etc,
on daily/weekly basis and complete appropriate record logs in order to
ensure equipment is maintained in good working order;
• Take daily readings of all major equipment including but not limited
to; air supply temperatures, water temperatures and pressure readings,
etc. document and inspect for irregularities in readings;
• Other assigned duties as may be required.

QUALIFICATIONS:
• Certificate of Building Environmental Systems – Operator class One &
Two or SMT or Stationary Engineer 4th / 5th class or equivalent;
• Strong communication skills;
• Strong customer service skills;
• Strong decision making skills;
• Must possess the ability to work independently with minimal
direction and able to respond quickly to emergency situations;
• Proficiency in Microsoft Office;
• General knowledge of building code, life and fire safety issues;
• Knowledge of Occupational Health and Safety Act, Workplace Hazardous
Materials Information Systems (WHMIS) and First Aid and CPR training;
• Ability to read and interpret blueprints;

COMPENSATION:
• Salary will be negotiated based on the candidates qualifications and
experience;
• A benefit package will be available after the completion of a three
month probation period.
